Chiaia and the Lungomare: living on Naples' America's Cup course
The whole quarter, strip by strip, from people who walk it every day — with the honest list of who should sleep somewhere else.

The lie of the land — Piazza dei Martiri to the water
If you want an apartment on the America's Cup course in Naples, Chiaia is the neighbourhood that touches it: racing runs 22 May–19 July 2027, planned from 14:00, off the Lungomare Caracciolo, and Chiaia is the seafront between Piazza Vittoria and Mergellina. Our where-to-stay guide gave it a paragraph; it deserves more.
Read it as strips parallel to the sea: Via Caracciolo, a normal one-way road with the promenade on its sea side. Behind it the Villa Comunale, then the Riviera di Chiaia and its palazzi, among them Villa Pignatelli at Riviera di Chiaia 200, built in 1826 and a house museum since 1960 (€5, closed Tuesday; check the site).
East of Piazza Vittoria the seafront becomes Via Partenope and Santa Lucia, ending at Castel dell'Ovo. Inland, Piazza dei Martiri, with Enrico Alvino's column and its four lions, is the social centre, and Via Chiaia, Via Calabritto and Via Filangieri are where the city shops. Nearly all of it is flat.
The Villa Comunale and the seafront — daily life
The Villa Comunale is why Chiaia works for a long stay. It opened on 11 July 1781 as the Real Passeggio di Chiaia, designed by Carlo Vanvitelli for Ferdinand IV; the cast-iron Cassa Armonica was designed by Enrico Alvino in 1862 and completed in 1877, per the FAI. Inside are the Anton Dohrn aquarium (hours on shop.aquariumnapoli.it) and a playground by Piazza Vittoria.
One caveat: phased restoration since 2025. The first lot reopened on 22 September 2026, the park stays open during the works, and the Comune targets completion by end 2026 — not confirmed. Event director Leslie Ryan has told Il Mattino she expects the whole Villa to fall inside the 2027 event area, so in race weeks expect village rather than garden.
Neapolitans still tell the seafront's story: in spring 2012, for the America's Cup World Series, the mayor closed Via Caracciolo and Via Partenope to cars — the lungomare liberato. Via Partenope has been largely pedestrian since 2012; Via Caracciolo never was, bar its promenade. Daily life is the run to Mergellina, Mappatella beach by the Rotonda Diaz, the evening passeggiata.
Getting about — Line 6, the Chiaia funicular and your feet
Chiaia is the one Naples neighbourhood where you can ignore transport on race days. From Piazza dei Martiri the water is five minutes on foot, the Rotonda Diaz and Castel dell'Ovo each about 15 minutes in opposite directions, and Molo Beverello, for the island boats, roughly 20 minutes beyond the castle.
Otherwise, Metro Line 6: Mergellina, Arco Mirelli, San Pasquale and Chiaia are each a few minutes from the Lungomare; Municipio is the interchange for Line 1 and the port. Stations have lifts, though NapoliToday has reported extended outages — check anm.it. The catch: weekend service ends at 14:50, weekdays ran until 21:10 in 2026 on a trial basis, and September's late trains were a one-off.
At Piazza Amedeo the Line 2 station and the Chiaia funicular's lower station are steps apart; the funicular, reopened on 31 January 2025 after more than two years closed, runs every ten minutes until 00:30 Sunday to Tuesday, 22:30 Wednesday and Thursday and 02:00 Friday and Saturday per the March 2025 timetable — check anm.it. Piazza Amedeo station is mid-rebuild (check rfi.it), and the Mergellina funicular to Posillipo was closed as of early October 2026, replaced by bus 621, with no reopening date given.
Race weeks — and who should sleep elsewhere
September 2026 was the rehearsal: Viale Dohrn and Via Caracciolo between Dohrn and Piazza Vittoria closed 21–27 September, no-parking with tow-away enforced, permits suspended, the Riviera di Chiaia's bus lane opened to two-way traffic. Fanpage reported Riviera residents exasperated by the plan; Cronache di Napoli described parking as all but impossible.
For 2027 local press anticipates a closure of roughly three months along Via Caracciolo, and the organisers plan a Race Village of around 100,000 m², against roughly 70,000 in 2026 (ACP, October 2026). The Comune has not approved a 2027 traffic plan, so check comune.napoli.it before trusting a date.
Then the nights. The baretti di Chiaia — the lanes around Via Alabardieri, Via Cavallerizza a Chiaia, Piazzetta Rodinò and Vico Belledonne a Chiaia, per the press — are the aperitivo district and a camera-controlled ZTL. Under the summer 2026 ordinance bars closed at 01:00 Sunday to Thursday and 02:00 Friday and Saturday, no takeaway drinks after 22:30; it expired on 1 October 2026 and has not been renewed as we write, so expect similar seasonal limits in 2027 — check comune.napoli.it.
Honestly: light sleepers should not take a flat on Vico Belledonne or Via Alabardieri. And nobody should bring a car — September 2026 showed why, and the 2027 plan is not yet out.
Choosing in Chiaia — seafront, second row, Santa Lucia
Seafront first. Via Partenope faces Castel dell'Ovo and the course's eastern end and is being rebuilt as a permanently pedestrian street: works run to 30 November 2026, councillor Cosenza aims for Christmas — not yet done. Riviera di Chiaia flats face the course over the Villa's trees and took 2026's diverted traffic. Estate agents quoted by Il Mattino talk of sea-view flats on Via Partenope at around €2,500 a week — an estimate, not market data.
The quiet streets behind the seafront are our pick for stays over a week: Via Vittoria Colonna, Via Carducci, Via Martucci and the side streets off Piazza Amedeo — no sea view, still a short walk to the water, and sleep. Santa Lucia, between the castle and Monte Echia, is a village inside the city: the Borgo Marinari at water level, the Pallonetto climbing behind it, the Monte Echia belvedere above, on the official list of free viewpoints — older, steeper, loud in its own way.
Price signals, all attributed: ANSA reported in June 2026, after remarks by the short-let association Abbac, monthly asks of €4,000–4,500 for team-staff long stays, and a rental agency (Italianway, September 2026) expects the Louis Vuitton Cup Final and Match weeks to be the most requested.
